Position/Purpose:

Position/Purpose:

The Marketing Director provides the planning and leadership for MainPlace Mall by ensuring that the appropriate structures, systems, competencies, and values are developed to drive traffic/sales and Net Operating Income (NOI) growth. The position is responsible for the day-to-day Consumer Marketing of the field property assigned to ensure awareness of store mix, drive retailer traffic / sales, and build customer affinity for the property, working closely with, and indirectly reporting to the Corporate Marketing Team for corporate strategies and programs.

Principal Job Activities:

  • Responsible for supporting and activating all consumer promotional concepts, services, and marketing programs.
  • Work with General Manager and Corporate Marketing to create budget and strategic local marketing plans that align with overall marketing objectives. Manage spending within established budget parameters and timelines in conjunction with property management and Corporate Marketing.
  • Develop and execute annual event plans reflective of the property positioning and conducive to the needs of the local market, while driving tenant sales performance and positioning the center as a destination for entertainment. Position/Purpose:

The Business Development and Marketing Coordinator serves as a key support and activation partner with the center’s Local Leasing, Business Development and Marketing Programs. Principal Job Activities:

Local Leasing/Business Development

  • Coordinate local leasing tenant set up and move-in/move-outs.
  • Prepare the license agreements for local leasing, storage, and sponsorship.  Track approvals, obtain licensee signatures, send fully executed agreements to lease admin, approve lease abstracts, track licensee openings, and ensure proper insurance is collected.

Position/Purpose:

The Maintenance Technician maintains property by creating comfortable and productive environments as well as performs ongoing facility maintenance and completing necessary repairs.

Principal Job Activities:

  • Maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Maintenance Supervisor, Facilities Manager, and/or General Manager.

Position/Purpose:

The Maintenance Technician maintains property by creating comfortable and productive environments as well as performs ongoing facility maintenance and completing necessary repairs.

Principal Job Activities:

  • Maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Maintenance Supervisor, Facilities Manager, and/or General Manager.
  • Monitor and maintain HVAC systems with basic repair and planned maintenance. 
  • Complete all work orders assigned through Computerized Maintenance Management System (CMMS) - Building Engines/Net Facilities - to include interior/exterior painting, minor carpentry, plumbing, electrical, lighting (interior/exterior), floor repair, pothole repair, snow and ice removal and other assorted repairs and inspections in a timely manner.
  • Provide support for property activities, including set up and take down for special events. 
  • Keep up to date records on maintenance programs, specific work projects and general activities in the center.
  • Perform all necessary assigned work to maintain a safe and clean and unobstructed work environment for tenants, customers, and all vendors.
  • Embrace and promote the principals of the SEE Centennial program working toward the goals of Sustainability, energy Efficiency and Environmental strategies.   
  • Assist the Facilities Manager and/or General Manager in achieving all property goals and annual budget requirements.
  • Create a personal action plan with your immediate supervisor that will increase knowledge in technical skills, communications, or certifications related to the current job assignments or future career path.  
  • Other duties as assigned.

Weekly, monthly, quarterly, and/or annual responsibilities, performed as necessary or directed:

  • Operation, maintenance, and minor repair of backup generator and or life safety generator including fuel oil systems, pumps, valves, lines, and controls.
  • Operation, maintenance, and minor repair of minor plumbing, roofing, furniture, HVAC, and lighting (interior/exterior) to keep building systems up to applicable standards.
  • Asset tracking of lifespan of equipment recording during weekly monthly and quarterly Preventative Maintenance Checks (PMs).
  • Assist Facilities team with testing of emergency systems & situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
  • Maintain operator’s licenses of all property’s maintenance equipment including scissor and boom lifts, forklift, and golf carts to ensure compliance with state and local laws.
  • Assist with safely operations to facility in accordance with all applicable government and regulatory requirements.

Requirements:

  • High School diploma required---vocational degree and/or certification in HVAC, construction trades or building maintenance desired.
  • Minimum of 1-3 years’ experience as Maintenance Tech, or equivalent experience
  • Excellent communication skills, positive approach to job, and ability to handle multiple tasks concurrently.
  • Proficiency in MS Office programs (Outlook, Word, Excel etc.)
  • Experience with Computerized Maintenance Management Software, a plus.
  • Must be able and willing to work varying schedules, which may include nights, weekends, and public holidays.

  • The worker is required to have visual acuity to operate motor vehicles or heavy equipment, as well as make general observations of facilities or structures.
  • The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal and expansive reading.
  • The noise level is normally high. This position requires working indoors and outdoors. Varying working conditions should be expected.
  • Employees are responsible for always wearing the required Personal Protective Equipment in the proper manner.
