Centennial Announces Approval of Transformative Redevelopment Plan for MainPlace Mall

Iconic Shopping Center to Become a New Kind of Live-Work-Play Destination Forever Altering the Way People Experience a Trip to the Mall

DALLAS – June 5, 2019 – Centennial, an innovative, fully integrated real estate investment firm with a national portfolio of shopping, dining, entertainment and mixed-use destinations, today announced its proposed multi-phase redevelopment plan for MainPlace Mall, a three-story super-regional shopping mecca in Santa Ana, California, just minutes from Disneyland Resort and the Anaheim Convention Center, was approved by the Santa Ana City Council during its June 4th meeting. Centennial’s plan for MainPlace Mall’s redevelopment was also approved by the Santa Ana Planning Commission in May. Construction will begin in 2020 and will be completed in phases. Extensive information about the redevelopment effort, including renderings of the proposed changes, can be found at www.transformmainplace.com.

While MainPlace has long been an iconic retail fashion destination in Southern California’s Orange County, Centennial’s planned redevelopment will create a very different kind of experience for MainPlace Mall visitors tomorrow and well into the future.

“We’ve spent significant time and effort carefully curating the master plan now being set in motion at MainPlace Mall,” says Steven Levin, Centennial’s CEO. “This redevelopment is not just a real estate transaction to us. We’re heavily invested in this both financially and creatively, and we’re in it for the long haul to develop an innovative and meaningful space people will naturally gravitate to for new and repeat experiences. In the end, the transformed MainPlace Mall will absolutely be ‘the place to be’ in Orange County.”

Centennial’s redevelopment plan integrates a mix of uses that will make MainPlace Mall the most dynamic community destination in Orange County. In addition to significant changes to the interior of the mall itself, the plan calls for a new hotel and residential developments that will serve nearby workers in retail, hospital and government positions, turning MainPlace into a master-planned live-work-play destination that will excite and entertain residents for generations to come.

The new MainPlace Mall will include:

  • 225+ retail stores, restaurants, entertainment anchors and department stores
  • A multi-level, 40,000-square-foot food emporium
  • Large activated green space
  • Public art murals and galleries
  • Makers’ market featuring locally crafted and curated goods
  • 90,000+-square-foot family entertainment anchor
  • Multi-screen luxury movie theater
  • Gourmet grocer
  • 1,900 self-parked luxury apartments
  • Boutique hotel with 175+ rooms
  • Creative and medical offices
  • New parking structures adjacent to key shopping destination

Located in the heart of Orange County, MainPlace Mall welcomes more than 9 million shoppers, diners and visitors annually and is currently home to nearly 200 retail stores, 14 restaurants, two department stores, and a six-screen movie theater. Centennial acquired MainPlace Mall in 2015, and a redevelopment completed in 2016 added a 24 Hour Fitness, Ashley Furniture HomeStore, Round 1 Bowling & Amusement, and three new restaurants. With the pending redevelopment, however, there is much more to come.

“The transformation at MainPlace will be implemented in phases,” says Oliver Robinson, Centennial’s Executive Vice President, Development and Construction. “The first phase will encompass the addition of an engaging outdoor gathering space, a new theater and a multi-level food emporium. There will also be modern residential units with first-class amenities, as well as the addition of a 90,000+-square-foot KidZania, an amazing children’s entertainment anchor.”

In April, Centennial announced it had reached an agreement to bring the internationally acclaimed, interactive, kid-sized KidZania city to MainPlace Mall. The new MainPlace KidZania will be the entertainment giant’s flagship location in North America as well as its first-ever location on the West Coast. At MainPlace Mall, children will enter KidZania from the interior of the mall on the second level through an actual 747 airplane, giving them the realism of being transported to a kid-sized city where anything is possible. Within KidZania, children will interact in a safe environment where they can role-play a profession at a hospital, bank, theater, university, restaurant and more. Centennial expects as many as 1 million visitors to KidZania annually, with 80 percent of those visitors being new to the mall. The new KidZania is expected to open at MainPlace Mall in 2022. “Name just about anything you want to do or accomplish on any given day and, once this transformation is complete, that’s what you’ll find at MainPlace,” says Jonathan Maher, Senior General Manager of the shopping center. “We’re incredibly proud of the planning we’ve done, and we’re so excited to see it begin to unfold. Whether you’re looking for a quiet spot to read and relax, a place to do all your shopping and errands, fabulous restaurants and eateries where you can share a meal and visit with friends and family, or an opportunity to create lasting memories through exciting entertainment venues for you and your kids, we’ll have it all right here in one convenient location. One step at a time, we’re modernizing the entire experience people have at the mall.”
